Manager
POSITION SUMMARY
Performs duties as a Manager for a 68 unit HUD subsidized properties. Work closely with residents and apartment staff. Responsible for the certification and recertification process, including HUD worksheets, monthly subsidy billing and monthly reports to Housing Manager(s) and accounting.
DUTIES & RESPONSIBILITIES
Calculates and verifies financial information as part of certification process for new residents in accordance with the HUD 4350.3 Occupancy Handbook.
Schedules, notifies and completes annual recertification of tenants according to HUD guidelines.
Maintains accurate files and records in the approved manner.
Submits monthly accounting reports, housing assistance vouchers and documentation in a timely manner.
Responds to, explains and/or corrects TRACS errors in a prompt manner.
Submits accurate and complete paperwork required for the processing of security deposits in accordance with HUD and State guidelines.
Collects monthly rents and fees, records the information in the appropriate manner and submits copies of deposit slips to accounting on a daily basis.
Monitors office supplies, notifies manager to reorder when necessary, reviews shipments upon arrival and verifies for completeness and accuracy.
Completes and maintains Work Order requests from residents on a daily basis.
Performs a variety of receptionist and clerical duties.
Attends required meetings and in-services.
Follows all applicable policies and procedures, to include those implemented by HUD regulations and Cardinal Ritter Senior Services.
Responds to emergencies in manager's absence or as needed.
Performs other duties as assigned.
KNOWLEDGE & EXPERIENCE REQUIREMENTS
High School Diploma or GED required.
Bookkeeping or accounting background is preferred.
Assisted Housing Manager Certification, or the ability to be certified, by an agency such as Quadel, is preferred.
Knowledge of and experience with working a computer; capable of using Excel and Word programs in Microsoft is necessary.
SKILLS & ATTITUDES REQUIRED FOR SUCCESS IN JOB
Must have good organizational and time management skills
Must be detail oriented and possess basic mathematical skills.
Able to communicate with senior adults, financial institutions and government organizations.
Ability to promote a nurturing environment which recognizes every person's dignity and provides security, advocacy and independence for the senior adult.
RELATIONSHIP REQUIREMENTS
Must have daily interactions with residents sometimes on confidential, often complex financial matters.
Must keep manager informed of all situations regarding staff, residents and building matters.
Willing to work closely in a team effort.
